Roof valley on a Perth tile roof before valley tray replacement
Home/Services/Valley Replacement
SVC/10 · Valley Replacement

The valley carries more water than anything else up there.

Where two roof slopes meet, all the water from both of them runs down one metal channel. That is why valleys rust out long before the tiles around them wear out, and why a rusted valley shows up as a stain on the ceiling directly under the join.

Why valleys fail

Most of the water,
half the metal.

A valley tray is doing the hardest work on the roof with the least attention paid to it. Older galvanised trays in particular have a working life shorter than the roof they sit in.

What kills them

Rust, and everything that collects

Leaf litter, twigs and grit collect in the channel and hold moisture against the metal permanently, which is exactly how rust starts. Then water finds the pinholes.

If your valley is packed with debris it is not draining properly either, which sends water sideways under the tiles instead of down the channel.

What goes back in

New galvanised trays

Old and rusting trays come out and new galvanised valley trays go in, sitting correctly under the tiles on both sides so water runs where it is meant to.

All the rubble goes with us rather than being left beside the house.

The job, in order

How a valley
gets replaced.

It means lifting the tiles down both sides of the valley, so it is worth doing properly rather than patching.

STAGE 01

Check what the stain is actually telling you

Water in a ceiling under a roof join usually means the valley, but not always. We confirm the source before quoting, because sealing the wrong thing fixes nothing.

STAGE 02

Lift the tiles either side

Tiles down both sides of the valley are carefully lifted so the tray underneath can come out. This is the part that makes it a real job rather than a patch.

STAGE 03

Remove the old and rusting tray

The failed valley tray comes out entirely. Patching over rust with sealant is a repair that lasts one winter, and we will not quote it.

STAGE 04

Fit the new galvanised tray

A new galvanised valley tray goes in, set to drain properly along its full length.

STAGE 05

Re-lay the tiles and bed them back

The tiles come back down over the new tray, bedded and pointed where needed so the valley is sealed the way it should be.

Take the rubble away

All debris and the old tray leave the site with us.

Straight numbers

What valley
replacement costs.

Valley replacement is priced per job, because it depends on how many valleys, how long they are and how much tile work is involved in getting to them. It is often found and quoted alongside tile replacement or a full restoration. The onsite look is free and the quote is written before anyone starts.

Our written guarantee.

Our guarantee covers defects in our materials and workmanship for 15 years from the day the job is finished. Plain terms, on our warranty page.

Fair questions

Asked every week.
Answered straight.

How do I know if my valley needs replacing?+

Rust or pinholes visible in the metal channel, debris packed into the valley, or a water stain in the ceiling directly under a roof join. From the ground you often cannot see any of it, which is why it gets found during another job.

Can a valley just be patched?+

You can put sealant over rust and it will hold for a winter. We do not quote it, because you will pay twice and the second time there will be more damage underneath.

Why does replacing one valley involve so much tile work?+

The tray sits underneath the tiles on both sides, so the tiles have to come up to get it out and go back down afterwards, bedded and pointed where needed. That is the job, and anyone quoting it without that is not replacing the tray.

Are valleys checked in a restoration?+

Yes. Valleys are one of the first things we look at on any roof, because a failed one undoes the rest of the work. If yours needs replacing we tell you as part of the restoration quote rather than after.

One honest answer.

We come out, get on the roof and tell you whether it needs replacing or whether a restoration will do. If restoring will hold, that is what we will quote, and it is the cheaper job.
