The free onsite assessment is not a bloke glancing up from the driveway. Somebody gets on the roof and works through it properly: the condition of the pointing along every ridge and hip, tiles that are cracked, slipped or have been walked on, the valleys, the flashings around vents and skylights, and how much moss and lichen is sitting up there holding moisture against the tile.
Then the gutters and the fascia line, because that is where a slow problem hides the longest and costs the most by the time it shows itself indoors.
You get told what was found, including the parts that are perfectly fine. Writing a list of everything wrong with a roof is easy. Writing the list of what genuinely needs money spent on it this year is the useful one, and that is the list you get.

Age on its own does not decide it. Pointing that is breaking up, cracked or slipped tiles and moss holding water against the surface decide it. Plenty of newer roofs need the ridge capping sorted long before they need a full coat, and if that is all yours needs, that is all we will quote.
