A restoration is not a colour rolled over the top. It is a full clean, every broken tile out, ridge caps stripped and re-bedded, fresh pointing, then sealed and coated. That is the job we quote in Joondalup and across Perth's northern corridor.
Tile roofs fail in a fairly predictable order. Pointing on the ridge caps cracks first. Water gets in behind the caps. The mortar bedding underneath softens, the caps start to move, and your ceiling finds out before you do.
A restoration deals with the whole chain in one go instead of chasing it one leak at a time. This is the order we work in, and we do not drop a stage to hit a price.
We walk the roof before we price it. Broken tiles, lifted caps, failed pointing, blocked valleys, the state of the gutters. You get told what is actually up there.
High pressure over the whole roof. Moss, lichen and years of grime off, so everything that follows goes onto tile instead of onto dirt.
Cracked and broken tiles swapped out. Ridge caps lifted, old mortar off, caps re-bedded and re-pointed with a flexible pointing compound.
Sealer through the surface first. Skipping the sealer is the cheapest way to make a coating peel early, so it does not get skipped.
Two to three coats in the colour you picked, then the site cleaned up and the rubbish taken away with us.
And the part nobody advertises: if a roof is too far gone to restore, we say so on the day instead of taking the money. A coat over a failing roof only buys you a good looking problem.
A restoration works on the surface and the mortar. It does not touch what is holding the roof up. If the battens have gone soft, if a rafter has taken years of water, or if the sarking was never installed in the first place, none of that improves because the tiles got a coat.
It will not fix a leak coming from a badly formed valley or a flashing that was patched instead of replaced either. Those get called out as their own line items on the quote so you can see them, rather than buried inside a restoration price and quietly skipped on the day.
And a roof that has been coated once already is not automatically a lost cause, but it is a conversation. Old coating that is flaking has to come off before anything new goes down, and that changes both the prep time and the number. Better you hear that at the quote than halfway through the week.
