Ridge capping being re-pointed on a Perth tile roof
Home/Services/Repointing
SVC/07 · Repointing

Pointing cracks first. Then the water finds its way in.

Ridge and hip capping is the highest, most exposed line on your roof and the first thing Perth sun breaks down. Once the pointing crumbles, water gets under the caps and into the roof space. Re-pointing is a small job compared to what it prevents.

Why it goes first

Sun, not rain,
kills the pointing.

Old hard mortar pointing has no give in it. Perth roofs move all day, expanding in the heat and contracting overnight, and rigid mortar cracks under that cycle long before the tiles wear out.

What failure looks like

Cracks, gaps and loose caps

Hairline cracks along the pointing line, mortar you can pick out with a finger, or a cap that moves when pushed. From the ground it looks like nothing. From up there it is an open path into the roof.

Left alone the bedding underneath starts to go, and then it stops being a pointing job and becomes a rebedding job.

What we use

A flexible compound, not mortar

We point with Star Point flexible pointing rather than a rigid mortar mix. It moves with the roof instead of fighting it, which is the whole reason the original pointing failed.

Every existing weep hole is reinstated through the new pointing so the roof can still drain. Sealing them up traps water in the bedding, and plenty of cheap pointing jobs do exactly that.

The job, in order

How the pointing
actually gets done.

Six stages, and it is the preparation rather than the pointing itself that decides how long it lasts.

STAGE 01

Cut back the failed pointing

All loose or failed ridge pointing is cut back and removed where required. Anything that has lost its grip comes off rather than getting covered over.

STAGE 02

Clean the cap edges back to sound

Old mortar is removed from the ridge cap edges to give a sound substrate, which is what the new pointing has to key into. Skip this and the new pointing lifts within a couple of years.

STAGE 03

Wire brush everything

Cap edges, bedding mortar and the adjacent roof tiles all get wire brushed to remove every bit of loose material, because flexible pointing only bonds to a clean surface.

STAGE 04

Apply the flexible pointing

Star Point flexible pointing goes on, worked into the joint properly and finished off along the full length of every ridge and hip.

STAGE 05

Reinstate the weep holes

Every existing weep hole is opened back up through the new pointing so the roof drains the way it was designed to.

STAGE 06

Blow down and clean the gutters

The roof surface is blown down and the gutters cleaned out on completion, with your gardens, paths and the neighbours' place protected from dust and debris throughout.

Straight numbers

What repointing
honestly costs.

Ridge capping re-bedded and re-pointed runs $1,200 to $3,000 on a typical Perth home. Where the bedding underneath is still sound and only the pointing has gone, it sits at the lower end. The onsite look is free and the quote is written before anyone starts.

Our written guarantee.

Our guarantee covers defects in our materials and workmanship for 15 years from the day the job is finished. Plain terms, on our warranty page.

Fair questions

Asked every week.
Answered straight.

How long does flexible pointing last?+

Considerably longer than the rigid mortar it replaces, because it moves with the roof rather than cracking against it. What shortens any pointing job is poor preparation, which is why the cap edges get cut back and wire brushed before anything new goes on.

Can you just point over the old pointing?+

No, and anyone offering to is selling you a repeat job. New pointing needs a sound, clean substrate to bond to. Laid over failed mortar it takes the failure with it.

Do I need rebedding as well as pointing?+

Only if the bedding mortar the caps sit in has also gone. We tell you which one it is when we are up there, and we will not quote rebedding on a roof that only needs pointing. See rebedding for what that job involves.

Is repointing included in a full restoration?+

Yes. Every full roof restoration includes re-pointing all ridge and hip capping with flexible compound. Pointing on its own is for roofs that do not need the rest of it.

One honest answer.

We come out, get on the roof and tell you whether it needs replacing or whether a restoration will do. If restoring will hold, that is what we will quote, and it is the cheaper job.
