Chalking, fading and rust

Colorbond gives up its colour long before the steel gives up. Chalky, uneven, patchy sheets are a coating problem, not a roof problem, and that is the point to recoat rather than replace.

Where rust has started, at fixings, laps and cut edges, that gets treated rather than painted over. Coating over live rust just hides it while it keeps going.

Fixings, laps and flashings

Loose or rusted fixings, lifted laps and tired flashings all get looked at before any coating goes on, because paint does not fix a leak.

If the sheeting has gone past coating in places, we say so. Sometimes the honest answer is replacing the sheets, not painting them.

Inspection, and the honest call

We check the sheeting, the fixings, the laps and the flashings and tell you whether the roof wants coating or whether it has gone further than that. That answer comes before the quote.

Pressure clean, over 4000 psi

Professional roof pressure cleaning at over 4000 psi. No chemical agents, only water, blasting the debris and the chalked oxidised layer off the sheets. Coating over chalk is the single most common reason a metal recoat fails.

STAGE 03

Tek screws replaced

Every tek screw that is badly weathered and presents a leak risk gets replaced. That includes hardened grommet seals, over-torqued screws and anything else that could let water in. Up to 30 tek screws are included in the job.

Rust inhibitor where it is needed

Rust inhibitor applied where the sheeting needs it, up to 20 square metres included. Rust gets treated rather than painted over, because coating on top of live rust just hides it while it keeps going.

Dulux MX primer, made for metal

One coat of Dulux MX primer, which is designed for metal roofs. This is the part generic quotes skip. Tile primer on a metal roof is a different product and it does not behave the same way.

Two coats of Dulux AcraTex roofing membrane in the colour you choose, applied to the manufacturer's spread rate rather than thinned out to cover more roof.

Can a faded Colorbond roof actually be painted?+

Yes, and it is normally the right answer. Colorbond loses its colour long before the steel is finished, so a proper clean, rust treatment and recoat gets you a roof that looks new for a fraction of replacing the sheets.

Is painting metal different to painting tile?+

Genuinely different. Metal needs the chalked layer stripped, rust treated at fixings and cut edges, and a primer suited to the substrate. Quoted and applied like a tile roof, the coating starts lifting within a couple of years.

What if my roof has rust?+

Surface rust gets treated as part of the job. If it has gone through the sheeting in places, coating it is money wasted and we will tell you that instead, and talk about replacing the affected sheets.

Do you paint tile roofs too?+
