The oldest trick in roofing is the price over the phone. It sounds cheap, it wins the job, and then things get discovered once the gear is on site. We have never worked that way and we are not about to start.
Somebody comes out and gets on the roof. Then you get a written quote that names the work: how many tiles are being replaced, how much ridge capping is being re-bedded and re-pointed, which sealer and coating are going on, and what the whole lot comes to. If something genuinely unexpected turns up mid job, you hear about it before we touch it, not on the invoice.
People picture the colour. The colour is the last morning of the job. The real work is the ridge capping: lifting the caps, cleaning the failed bedding out, re-bedding them in fresh mortar and re-pointing with a flexible compound that moves with the roof instead of cracking off it. Get that part wrong and the best looking roof in the street leaks by winter.
Everything else hangs off it. Clean the roof back so we can see what we are dealing with, replace the tiles that are cracked or slipped, seal the surface so the coating has something to hold onto, then coat. Leave a step out and the job looks finished for about two summers.

A quote that says roof restoration and then a number tells you nothing and protects nobody. This is what ours breaks out, so you can hold it next to anybody else's and compare like with like.
How many tiles are being swapped and what they are being matched to. Second hand tiles that match beat brand new tiles that do not.
How many lineal metres are being lifted, re-bedded and re-pointed, priced on their own rather than folded into a total.
Anything that has to be cleared, re-formed or replaced, listed separately instead of assumed into the job.
The clean and the sealer coat named as actual work, because those are the two stages a cheap quote quietly leaves out.
The product going on, the colour and how many coats. Not the words premium roof paint and a shrug.
The 15-year written guarantee printed on the quote you sign, not mentioned once over the phone and never seen again.
If a line does not make sense, ask about it. We would rather spend ten minutes explaining a quote than have somebody sign one they do not understand.
Wanneroo is not priced differently to the rest of Perth. What changes the number is which job your roof is actually asking for. A full restoration on a three to four bedroom home sits between $4,000 and $9,000. If the tiles and surface are fine and only the ridge capping needs re-bedding and re-pointing, that is a smaller job at $1,200 to $3,000. If it only needs a high pressure clean, that is $800 to $2,000. We quote the one it needs, not the biggest one on the list.

Yes, every time. The itemised written quote follows the free onsite assessment, and nothing begins until you have read it and said yes. The 15-year guarantee is signed on that same document.
It depends on what is under the tiles. If the framing and battens are sound and the trouble is tiles, pointing and surface, a restoration at $4,000 to $9,000 is the right money. If the roof itself has had it, a full replacement in Perth commonly starts around $20,000, and we would rather tell you that than sell you a coat of paint over it. See re-roofing.
Yes. Metal is a different job to tile. Fastener checks and rust treatment come first, and the coating systems are made for metal rather than tile. Pick the roof type on the job sheet, or choose not sure and we will sort it out once we are up there.
