
Some roofs cannot be saved with a clean and a coat. When the trouble is the structure underneath, putting colour on top is money burnt. A re-roof strips it back, deals with what is under there, and puts a new system on.
Once the tiles come off you find out what you actually own. Battens that have gone spongy, rafters with water damage, sarking that was never installed in the first place, flashings that were patched instead of replaced. None of it is visible from the ground and none of it is fixed by a restoration.
That is the honest test. If the structure is sound and the trouble is tiles, pointing and surface, get it restored and keep the difference. If the structure is the trouble, restoring it is a fresh coat of paint over a bad decision.
