The water shows up
a long way from the hole.

A wet patch on your ceiling almost never sits directly under the thing that is leaking. Water gets in at a broken tile or a lifted cap, tracks along a batten or a rafter, and drops through wherever it feels like. Which is why guessing at it from inside the house wastes everybody's afternoon.

So we get on the roof and look properly. Broken and slipped tiles, ridge caps that have lost their pointing, valleys packed with leaf litter, flashings pulled away, and the timber behind the gutter line. That photo is what a slow leak does to a rafter end once it has been wet long enough.

GUTTERS COUNT AS ROOF

Plenty of leaks
start in the gutter.

A gutter that holds water, has rusted through or was hung at the wrong fall pushes water back under the tiles and into the timber. Fixing the roof and walking past the gutter is half a job, so we look at both while we are up there and tell you honestly if only one of them needs money spent on it.

Sometimes the answer is a clean out and a re-hang. Sometimes it is new gutter and downpipe. Either way it gets measured and quoted with the roof work, on the same sheet of paper, so you are not comparing two quotes from two trades to work out what your house needs.

Six faults that cover
most call outs.

Roof repairs are not mysterious. Most of what goes wrong on a Perth roof is one of these, and each one has its own fix and its own price.

01
Broken or slipped tiles

Cracked by weather, by a branch, or by somebody walking the roof in the wrong spot. Cheap to put right, expensive to leave.

Failed pointing

The mortar along the ridge and hip caps breaks up, water gets in behind the caps, and the bedding underneath starts to give way.

Blocked valleys

Leaf litter packs the valley, water banks up over the tile line and finds a way in. Often a clear out plus a look at the valley iron underneath.

Flashings

Around chimneys, vents, skylights and anywhere the roof meets a wall. Flashings that were patched rather than replaced are a common find.

Gutter and fascia

Rust, the wrong fall, or timber behind the gutter that has been wet long enough to go soft. Usually invisible until it is not.

Storm damage

Wind lifting caps and sheets, debris cracking tiles. Photograph it before anything gets touched if you plan to claim on insurance.

Whichever it turns out to be, you get told what it is and what it costs to fix before anybody picks up a tool.

Repairs get priced per job, because a repair can be one tile or it can be twenty metres of ridge capping. What we can publish are the jobs with a known shape. Ridge capping re-bedded and re-pointed runs $1,200 to $3,000. A full high pressure roof clean runs $800 to $2,000. A full restoration on a three to four bedroom home runs $4,000 to $9,000. Your repair gets a written, itemised number after the free onsite look, and Midland is not priced any differently to the rest of Perth.

Fair questions

Do you do small repairs, or only full restorations?+

Both. Not every roof needs the full job and we say so when it does not. A leak, a handful of broken tiles, ridge capping that has moved or storm damage are ordinary days for us.

Can you tell me what is actually wrong before you quote?+

That is the whole point of the free onsite assessment. Somebody gets on the roof, finds the fault, and you get told what it is and what it takes to put right, in writing. No number is quoted off a phone call.
