An addition looks new
because the roof does.

Pitch, overhang, ridge height, gutter line and profile. Those five things are why some extensions vanish into the house and others look bolted on. It is not the paint colour and it is not the brickwork.

So the roof over an extension gets set against the roof you already own, not off a standard detail out of a folder. And the joint where the new roof meets the old one is the part that leaks when it is done cheaply, which makes that joint the whole job.

WHAT IS ACTUALLY INVOLVED

Frame, tie-in,
flash, finish.

The frame goes up and gets set to the existing pitch. The new roof is tied into the old one and flashed at every junction. Gutters and downpipes are run so the extra roof area has somewhere to drain, which is the bit that gets forgotten until the first proper downpour. Then the finish: sheeting or tiles chosen against what is already on the house.

Anything structural, and anything that changes the footprint of the house, is a council conversation. Have it early. We will tell you what we can see from the roofing side, and we will not quote around an approval that has not been sorted.

WHERE EXTENSIONS GO WRONG

Four ways an addition
gives itself away.

None of these cost much to get right at the start. Every one of them costs a fortune to fix afterwards.

The pitch is close but not equal.

A degree or two out reads as wrong from the street even when nobody can put their finger on why. It gets measured off the existing roof rather than assumed off a plan.

The gutter lines do not meet.

New fascia sitting above or below the old line is one of the most visible tells there is, and it is the hardest to disguise once the sheeting is on.

The tie-in was flashed on the cheap.

Where the new roof meets the old is the joint that leaks. Silicone is not a flashing and it never has been, no matter how neatly it goes on.

Drainage was an afterthought.

Extra roof area means extra water. If the downpipes and the stormwater were never sized for it, the first heavy autumn downpour will let you know about it.

We would rather raise all four at the quote than come back in two winters to undo them.

Extensions do not
have a price list.

We are not going to invent one. Span, pitch, material, how it ties into the existing roof and what the frame has to carry move the number far enough that a published range would mislead you. Yours gets quoted in writing and itemised, after somebody has been out and measured it.

What we can publish are the ranges for the roof you already have. A full restoration on a three to four bedroom home is $4,000 to $9,000. A high pressure roof clean is $800 to $2,000. A full replacement in Perth commonly starts around $20,000. All of it is broken down in the cost guide.

Do you build roof extensions as well as restore roofs?+

Yes. Roof extension work sits alongside restorations, repairs, re-roofing, gutters, cleaning and painting. Tell us what you are adding on the job sheet and we will come and look at how it has to tie into the roof you already have.

Will the new roof match the existing one?+

That is the job. Pitch, profile, overhang and gutter line all get set against your existing roof so the addition reads as part of the house rather than an afterthought. Where an exact material match is no longer made, we show you the closest option before anything is ordered.

Do I need council approval for a roof extension?+

Usually, and it depends on your local council and on what you are building. Sort that out early rather than after the quote. We will tell you what we can see from the roofing side, but the approval itself sits between you and your council.
